Village of Greenview, Missouri
Why would Greenview want to become a village?
Over the past several years there have been many discussions in regard to why in’t Greenview its own organized village? Greenview is a community within itself, but has never been formally organized. An organized group can bring about positive things within the community for today and into the future.
Some of the services other communities provide to name just a few:
1. Highway Structure
2. Water/Sewer
3. Parks
4. Recycling
5. Police Protection
6. Fire Protection
7. Postal Service
8. Planning and Zoning
9. Storm Sirens
10. A place to voice your concerns
11. A place to voice your ideas
Who will decide How the Village will Operate?
No decisions about Taxes, Ordinances, etc can be made for a Village. It will be up to the Village to determine how they want to function. Do you want a voice in the Community you live? Take action and be the Voice for your community.
What would be the some of the advantages?
1. Organized Group: As a group you have a stronger voice in voicing your ideas and getting things accomplished to make the community a better place for today and future generations.
3. Storm Warning Signals: Many of the communities around the Lake of the Ozarks have warning sirens, which can greatly improve the safety of the citizens within the community as the weather changes quite suddenly in the area.
4. Water and Sewer: As the community has grown over the years, so have the many different forms of the handling of sewage. This is not a topic one likes to talk about until your system fails. One of the biggest concerns regarding septic systems is the affect it has on our environment and our drinking water. As systems fail they pollute the ground water we drink, and they are also polluting the Number 1 reason we live here, and that is the Lake. If the citizens within the Village decide to implement these services, then if/when Central Water and Sewer systems are available at a property it will typically increase the overall value of the property.
5. Police Protection: Having an organized community brings about the opportunity to have better police protection. When the community is established, funds could be allocated to provide these services.
6. Fire Protection: Organizing into a community can help with the insurance rating utilized in pricing insurance coverage for the area. It has been estimated the change in insurance rating could result in a SAVINGS of $150 for the average homeowner.
7. Postal Service: It might be possible to add a post office and change the mailing address to reflect the area where you live. Instead of a Camdenton mailing address, you could have Greenview address.
8. Future: How does the community see their future? What will it look like in the year 2020? What is it you would like to see within the community?
How do you pay for these services within the village?
Most villages establish a sales tax, which of course has to be passed by the voters within that village. For instance a one cent sales tax could be brought before the voters to establish the General Revenue Fund to run the community. The current main business district of Greenview has over $14,000,000 in revenues, A one cent sales tax would provide the city with an operating budget of $140,000. There are other funding resources such as Federal Grants for establishing infrastructure within the community when the citizens decide they would like to add those services.

Will any of the services offered by the county change after the village is established?
The following are the services provided and how they will be handled on Day 1, but it will be up to you and the trustees representing the village to determine if the services would change beyond the agreed terms.
1. Police Protection: Camden County will continue to provide the same level of service as they have done in the years past
2. Roads: Camden County and the Village of Greenview will enter an Intra Governmental Agreement to provide these services. The agreement will run for one year and each year the county and the Village Trustees will determine if the agreement should be renewed or modified. The county will be providing these services through the retention of the CART funds.
3. Fire Protection: Mid-County Fire Protection District will remain in effect and continue to provide the same level of service they provide today.
4. Ambulance: Camden County Ambulance District will remain in effect and continue to provide the same level of service they provide today.
This Internet site was completed to obtain your input and support in establishing the Village of Greenview. By doing so, we can protect ourselves from being swallowed up from the north or south, we can work with MODOT to improve Highway 5 without by-passing "Greenview", in short we can build Greenview based on the Voice of the Organized Village.
Your input and ongoing support for a village, which meets state statues, takes involvement on everyone's part. The time is now, because if the growth predictions for the "west side" are true we can't afford to wait.
We are always looking for new committee members.
